Role Overview
As the Marketing Manager, Property Marketing, you ll have a big mission to define, document, develop, and launch property marketing strategies for our portfolio of over 300+ communities across the country. You re a collaborative, hands-on Marketing Manager who can drive initiatives to completion. You ll have an incredibly strong support system to lean on, reporting to the Director of Marketing, Property Marketing and working side-by-side with design, digital, social, and leasing + marketing professionals on the corporate marketing team. You're a strategic thinker who can define the who , what , when , and how of multifamily marketing, and can communicate a solid project plan to a team of SMEs for flawless execution. You understand how a property s submarket, class, unit count, amenities, specials, brand, and budget will affect their marketing strategy and you can craft the right plan to fit. You understand that budget season is the Superbowl of multifamily and know how to navigate the process, leaving your stakeholders confident in the path forward.

You understand the value in considering multiple perspectives the market, the revenue goals, the budget, your stakeholder expectations, and the data and you know how to weave each aspect into a perfectly buttoned up marketing plan that performs. You dive head-first into every project, rolling up your sleeves to get the job done. And once the takeover, lease-up, or disposition is complete, you understand the value in taking a moment to express gratitude to the village who helped to make it happen. As you can likely tell, 'how' things are done matters just as much as what was done here at BH! Good humans need apply.

Key Responsibilities

MARKETING PLANS:

  • Marketing plan development for our portfolio of properties
  • Ownership of property marketing strategies and ongoing optimizations
  • Provide global recommendations for departmental inputs (forced costs) to annual budgets
  • Leads new acquisitions for the portfolio
  • Partnering with Customer Experience to build lease-up strategies that perform
  • Vendor management and accountability you love to build partnerships, aren t afraid to try something new, and know when to hold the line
  • Acting as a subject matter expert on cross-departmental initiatives that impact property marketing
  • Market our marketing! Packaging our plans and strategies in a way that showcases the expertise and thought that goes into property marketing

BRAND STRATEGIES:

  • Persona development to ensure we re reaching the right prospect at the right time
  • Brand strategy alignment determine a property s need for a rebrand or refresh at takeover
  • Creative asset assessment - determine which assets are needed, which can be repurposed when onboarding a new property to the portfolio
  • Partner with Marketing Designer to produce branded assets that attract prospective renters

DIGITAL MARKETING STRATEGIES

  • Coordinate owned + earned digital marketing strategies with internal SMEs
  • Coordinate digital asset development and content strategies with internal SMEs
  • Strategize and launch paid media campaigns with digital advertising vendors and SMEs
  • Launch ILS and listing site strategies with vendors and SMEs
  • KPI and Benchmark assessment you love to leverage data to constantly improve our marketing strategies
  • Serve as a subject matter expert (SME) for questions and support tickets related to property marketing strategies and takeovers

STAKEHOLDER ALIGNMENT:

  • Marketing Team Stakeholders: Project management of cross-team deliverables with team SMEs
  • On-site Team Stakeholders: Strong communication skills and gaining buy-in from our regional and community stakeholders
  • Client / Ownership Group Stakeholders: Client presentations - confidently presenting BH s property marketing strategies to our customers
  • Performance Strategy Stakeholders: Partnering with PA Team to educate and train on changes to marketing vendors or updates to marketing channels and strategies

LEADERSHIP:

  • Lead and mentor a team of marketers
  • Provide regular feedback, conduct 1:1s, and hold performance reviews to encourage open conversation and discussion around career growth
  • Be a role model for team members outside of your reporting line, as well

Requirements

  • 5+ years of marketing experience, with at least 2+ in a leadership or management role. You understand the strategic, tactical, and influential side of property marketing and you ve made enough mistakes to have learned from them!
  • 3+ years of digital marketing strategy experience
  • Excellent judgement and quick decision-making.
  • Well-equipped to manage marketing vendors. You know how to build productive relationships, how to deliver honest feedback, and when to shop.
  • You've perfected the art of persuasion and can gently and collaboratively defend your marketing strategies - convincing stakeholders across the company to sign-off on the right budgets, expenses, tools, and strategies.
  • Incredible awareness of prospect and resident sales cycles. You understand how a property s submarket, class, unit count, amenities, specials, brand, and budget will impact their marketing strategy and you can weave the right plan for any scenario.
  • Next-level written and verbal communication. You ve been making mental notes of all the edits you d make to this job description without even realizing you were doing it.
  • An eye for design and a familiarity with modern graphic design systems and tools. We use Adobe, but there are many great tools out there.
  • You are comfortable with ambiguity. Some may even say you thrive in it!
  • Happily autonomous with healthy communication skills. You love to work independently, but you keep everyone in your sphere informed of your progress.
  • Extraordinarily comfortable with modern digital marketing practices and success measurement. You know that marketing for the sake of marketing is outdated, but keeping it simple has its merits, too.
  • Familiarity with both conventional and student housing is ideal, but not a deal breaker. We re great teachers.

Work Schedule: Will normally work a Monday-Friday schedule (hours may vary to meet the business needs).
